First Meridian Campus

First Meridian CampusFirst Industrial’s Meridian Campus is one of the first storage and light manufacturing development on the West Coast to achieve LEED certification under the Core and Shell (CS) rating system. This unique application of the rating system has brought about many new questions and opportunities. The inclusion of changing rooms and restrooms is one of the unique strategies provided for this type of occupancy. In addition to being a resource for bike commuters, they also add an additional marketing benefit to attract smaller tenants that may not want to include restrooms in their rented space and provides them with the benefit of reduced water use.

Our staff brought their deep experience in LEED Project Management to provide the technical assistance needed to help the building meet the requirements of LEED-CS. The project’s initial aspiration was to achieve the minimum Certified level but the project ultimately earned Gold.

First Industrial believes that LEED certification made the difference in leasing the entire development in these tough economical times. There are two tenants, both utilizing the LEED for Interior Design & Construction.
