First Meridian Campus

First Industrial’s Meridian Campus is one of the first storage and light manufacturing development on the West Coast to achieve LEED certification under the Core and Shell (CS) rating system. This unique application of the rating system has brought about many new questions and opportunities. The inclusion of changing rooms and restrooms is one of the unique strategies provided for this type of occupancy. In addition to being a resource for bike commuters, they also add an additional marketing benefit to attract smaller tenants that may not want to include restrooms in their rented space and provides them with the benefit of reduced water use.

Our staff brought their deep experience in LEED Project Management to provide the technical assistance needed to help the building meet the requirements of LEED-CS. The project’s initial aspiration was to achieve the minimum Certified level but the project ultimately earned Gold.

First Industrial believes that LEED certification made the difference in leasing the entire development in these tough economical times. There are two tenants, both utilizing the LEED for Interior Design & Construction. 

Tenants

Skookum is the first project to be awarded LEED CI Silver Certification under the new LEED 2009 CI rating system and the second project to be awarded any level of CI certification under 2009 in the country! As of April 2010, only the USGBC Headquarters and a dozen LEED-EB:OM have been awarded certification using any of LEED 2009 Rating Systems. Energy and water conservation were high priorities for this Tenant Improvement, the project achieve 40% reductions in Lighting Power and Indoor Water Use. Poe Construction, the contractor, was able to divert over 95% of the construction waste from the landfill.

Providence was one of the first projects to be awarded LEED CI Gold Certification and the third project in the country to be awarded any level of certification under the new LEED 2009 system. Providence has a long standing commitment to sustainability, from their newly renovated LEED Headquarters to their warehouse and distribution center at First Meridian Campus, making the right decisions have always been a priority. Energy and water conservation were high priorities for this Tenant Improvement, the project achieve 40% reductions in Lighting Power and Indoor Water Use. Project is currently under construction.
