Plymouth Housing Group (PHG) developed an 81-unit apartment building for previously homeless persons in the Cascade Neighborhood of South Lake Union in Seattle.
O’Brien & Company facilitated the initial sustainable design charrette and managed the LEED for Homes Mid-Rise process. Following the charrette, we provided PHG with a decision matrix to identify synergistic green building strategies to achieve multiple performance outcome goals. Staff led the project’s Preliminary Rating, coordinated incentives meetings, provided technical assistance, and completed design phase documentation verification, as well as overseeing the field verification and performance testing and final project certification. This work included rough-in infiltration testing of pilot units, which identified key leakage areas that were then addressed at source during build out. O’Brien & Company also identified excessive ventilation conditions and worked with the project team to reduce the delivered flow in each unit. These “commissioning” steps helped the project to save energy, reduce operational costs, improve thermal comfort, and ultimately earn Platinum Certification.
