Elan Redmond, a market rate mixed-use residential and retail project located 1 block from the vibrant Redmond Town Center, has achieved Gold certification under LEED for Homes Mid-Rise rating system. The building contains 134 apartments (studio, 1 and 2-bedroom units) and features private entrances, Energy Star appliances, outdoor patios, a courtyard, 14,000sf of street level retail space and two levels of secure garage parking with ample secure bike parking. O’Brien & Company assisted the project team through goal setting, interactive workshops, preliminary rating, design and construction document review, and on-site verification and guidance on effective implementation.
As the Green Rater, O’Brien & Company also provided training to the construction trades and managers to help them avoid common problems, such as gaps in insulation, missed air sealing opportunities; and performed third-party verification of ventilation system flow rates. We also provided technical assistance to demonstrate best practices and facilitate compliance with the LEED for Homes rating system.
O’Brien drafted extensive model-unit signage, described the green features and benefits for website and print which helped the property manager accurately convey the green attributes of the project to prospective tenants. Finally, to help ensure that the buildings tenants and staff were prepared to successfully operate the building, O’Brien developed customized green tenant education manuals and manuals for the building’s maintenance and management staff.
