Alto Apartments, located in Seattle’s Belltown neighborhood, is a 17-story, 184 unit multifamily high-rise. Alto provides significant environmental benefit due to this central location with access to alternative modes of transportation, including buses, Zipcars on-site, and parking for low-emitting fuel-efficient vehicles. Apartment units take advantage of energy saving strategies such as operable Low-E windows, extra insulation and Energy Star appliances. The homes are also healthy environments thanks to low VOC paints, carpets and adhesives, and maximum controllability of lighting and thermal comfort.
O’Brien & Company was hired to provide LEED project management and technical assistance to the design and construction team. The team met several times to discuss the project and its efficiencies and challenges. We were able to provide guidance on the best path to achieve the project goal of energy savings and LEED credits throughout construction. O’Brien & Company staff worked closely with the contractor and provided thorough technical assistance. On the whole, the project team had a very smooth certification experience and, in the final construction documentation review, the USGBC had only one question. With our quick clarification the project easily sailed to LEED Silver certification.
